Section 175-10.03        USES PERMITTED BY RIGHT.


A.  Only one (1) single-family dwelling per parcel and any number  of accessory buildings related to agricultural pursuits, including barns, silos, sheds, pens and coops, and portable storage containers as set forth in Section 175-109.2, may be erected  on any lot or parcel of land in the A-1 District.

B.  Any existing tenant houses located on the same parcel which are or have been used for residential purposes may be maintained, restored, repaired or relocated as a matter of right, provided that they shall be single-family dwellings, and their number may not increase from the number of tenant building structures in place upon said property at the time this Article is adopted.

 

C.  Uses permitted by right are as follows:

 

1.  Agricultural pursuits, including outbuildings, tenant houses and the commercial sale of agricultural products grown or raised on the premises.  The provisions of Town Code Section 66-5 pertaining to slaughtering of stock shall not apply in the A-1 District, except that commercial slaughterhouses are prohibited. Slaughtering activities shall be subject to the following requirements:

 

a. Such activity shall not be conducted within one hundred fifty (150) feet of the property boundary.

 

b. No frequent or repetitive emission of noises or odors of such intensity and character as to interfere with the health, welfare and comfort of the public or neighboring land owners at or beyond the property line shall be permitted.

 

2.  Public parks and playgrounds, nonresidential accessory buildings related to park or playground use, including shelters, playground and sports and recreational equipment, sheds and storage buildings.


3.  Public utilities, poles, lines, booster and relay stations, distribution transformers, pipes, meters and other facilities necessary for the provision and maintenance of public utilities, including water and sewage systems.

 

        4.  Signs as set forth in Section 175-106B(l).

 

        5.  Fences as set forth in Section 175-102.

 

        6.  Water towers, reservoirs and water treatment facilities.

 

7.  Public protection facilities, including fire departments, rescue squads and police stations or substations.

 

        8.  Accessory paved parking areas for twenty (20) motor vehicles or less.

 

       9.  Cemeteries.

 

     10.  Open space and conservation areas.

 

     11.  Home occupations.
